Great Book, however bear in mind of what it isn't

This is an excellent book, and well value buying if you wish to be told regarding finances for investment properties. it's not all that it can be, however do not let that stop you from using it to urge started. All that having been said, here are the items that I had to take care about: 1) 10 performance measurements and ratios are presented in chapter six, and that they represent the guts of the book. there's very little overview of which of them are most importance or the way to use or weigh conflicting or offsetting results. 2) The book is heavily focused on spreadsheets, that the author offers to sell to you. Others have criticized the spreadsheets for being locked. I used the book to recreate my very own version of the spreadsheets, and therefore the intensive explanations within the book helped, mostly, to create positive that I got the underlying formulas correct. What I noticed, however, is that the book sorely required a financially refined editor. as an example, the spreadsheet on page 193 has an entry for "Expense/Foot." In fact, this entry is none apart from the OER - Operating Expense Ratio - that was developed in Chapter six. Why attend all the difficulty to form and outline ratios, if you are not then about to use them. different elements of the spreadsheets were equally problematic. as an example, internet CF's - presumably "cash flow" - for a three year exit solely had the receipts for years one and a pair of, and not for year three. Lastly, the book has nothing to mention regarding (a) maintaining and growing a true estate portfolio of multiple properties as opposition one property, or (b) evaluating the comparatively new 1031 multiple tenants in common investments that some long term house owners are trading into so as to prevent being a full time property manager furthermore as an investor.
